Finding no fee apartments in NYC

Finding an apartment without using a broker is certainly a challenge. But if you have a good pair of shoes, patience, and have the right resources to find the listings, then you can save yourself a few thousand by finding an apartment on your own. I can’t grant you patience or give you a good pair of shoes (rock some sneakers), but I can hand over the resources. Below are the best sites to use to find a true no-fee apartment.

    1. NY Bits– This is my go-to site when I’m trying to build my inventory of no-fee apartments. I like this site because it shows the management companies contact information, so you can see their website, or contact them directly. They also have listings for the other boroughs, and Jersey. This site is basic, no obnoxious colors, and no ads.
    2. Street Easy– This is one of the top apartment sites in NYC. Listings are by brokers and landlords directly. If you are search for no-fee, just select that option in preferences.
    3. Craigslist-Finding a TRUE no fee apartment on Craigslist is hard to come by, but it’s always worth searching. Sometimes you will find an actual landlord who uses craigslist to list their no fee apartments. Many of these landlords are ones who own small buildings, which are mostly stil found in parts of Manhattan, Brooklyn or Queens.
    4. Walking around the neighborhood- Many large buildings have management signs on their buildings or even in their lobbies. Look for this info and just give the management or even super a call to see if they have an available apartment #protip- if you see a building with construction permits, then most likely they will have an available apartment coming up!
